Decors Are Disposable…Do you know the difference between “Sizzle” and “Substance”?
Buying a home is very stressful and purchasers sometimes lack confidence when making their final choice. Having started out with a “wish list” they commonly find themselves sacrificing up to half of what they originally set their hearts on, and often overlook the “gift” houses based upon the decor.
“The problem for many buyers is recognising a good deal and buying it without getting caught up in the emotion associated with the decor and styling of the house” Ms Bonet, Principal of Raine and Horne Glenelg said.
“Too often people get too carried away with the “sizzle” of decor and styling rather than the “substance” of the location and property structure and land size. This is especially true when purchasers are “turned off” emotionally with a property because it’s not painted up in the latest neutral decor colours and vogue furnishings of the day…even though the home actually ticks the boxes of many of their practical needs.”
According to Ms Bonet the best way to end up with your ideal home in the long run is to buy prudently from an investment point of view and if you can’t afford your dream home, then purchase in the best location you can afford, then plan to renovate and trade your way up to your dream home, even if it takes a second or third time around to arrive at your “dream home”.
Ms Bonet said that she had seen first-hand how “savvy purchasers” had used this this strategy. Ms Bonet noted a case where “savvy purchasers” started from a small cottage in Glengowrie, and traded through a couple of properties to a bungalow in Glenelg East, and ultimately purchased their dream home just metres from the beach in Glenelg South, within the space of ten years.
“The lesson here for purchasers is above all, make sure you don’t ignore the old wisdom about location taking up places one, two and three on your list of criteria,” Ms Bonet said. “Decor, even house style and size can always be changed or improved but location and land size (apart from extraordinary circumstances) are basically there forever.”
“Focusing on buying an older un-renovated home in a desirable locations where people want to live, can help purchasers be more objective so they avoid letting their hearts rule their heads,” Ms Bonet said.
Ms Bonet said that, location aside, there are many ways of ensuring that you make a good buy from a structural and amenities point of view.
“Checking thoroughly before making an offer can save time and money,” Ms Bonet said. “It means you can rule out most of the properties that won’t come up to scratch before you spend money on a professional building report.”
Ms Bonet said Raine and Horne Glenelg have made things easier for purchasers by compiling a comprehensive checklist for use during a second or third inspection on a property.
